Our properties may be directly beachfront, within walking distance of the Gulf, accessible by golf cart, or a short drive from the beach. Select properties also feature private or deeded beach access.

What are check-in and check-out times?

Check-in: 5:00 PM

 

Check-out: 10:00 AM

 

Early check-in and late check-out may be available depending on the reservation schedule, housekeeping, maintenance, and inspection requirements.

 

Select reservations may qualify for a guaranteed early-arrival option for an additional fee.

 

Please do not enter the property, park in the driveway, unload luggage, or schedule deliveries until Destin Dreamers has confirmed that the home is ready for your arrival.

Question 3

How old do I have to be to book?

The primary renter must be 25 years of age or older and must remain at the property for the duration of the reservation.

 

Certain communities or properties may have additional requirements.

How many guests can stay at the property?

Accepted Answer

Maximum occupancy varies by property and is listed on each booking page.

If you are unsure whether a property will comfortably accommodate your group, let us know the number of adults, children, and infants traveling with you and we’ll be happy to help.

Are there minimum-stay requirements?

Accepted Answer

Yes. Minimum stays vary by property, season, holidays, and availability.

During peak travel periods, certain homes may also require specific arrival and departure days.

Why did the price change?

Question 8

What are the payment terms for direct bookings?

Accepted Answer

For direct reservations, the remaining balance is due 60 days before arrival. Reservations made within 60 days of arrival require full payment at the time of booking.

 

Direct-booking guests may also make payments by phone or through their Happy Stays guest portal.

 

Reservations booked through Airbnb, Vrbo, or another third-party platform are subject to that platform’s payment schedule.

What is the cancellation policy?

For direct reservations, a 25% deposit is required, with the remaining balance due 60 days before check-in.

 

Any funds collected at the time of cancellation will serve as the applicable cancellation fee for direct bookings.

 

Third-party reservations may have different cancellation policies. Please review the terms provided at the time of booking.

Should I purchase travel insurance?

Are pets allowed?

We offer both pet-friendly and non-pet-friendly properties.

 

Pet-friendly reservations generally require a $200 pet fee plus applicable tax, per companion, with a typical maximum of two dogs per home.

 

Pet policies may vary by property or community.

 

If you plan to travel with an animal other than a dog, please contact us before booking.

Can my dog go to the beach?

A pet-friendly vacation home does not necessarily mean dogs are permitted on the nearby beach.

Local regulations restrict general pet access to area beaches, so please check applicable beach rules before planning to bring your dog.

Do all properties have pools or hot tubs?

Question 15

Can pools be heated?

Accepted Answer

Many private pools can be heated for an additional fee; however, availability and pricing vary by property. Some homes require a fee for the spa to be heated as well.

Pool heat is intended to provide a comfortable swimming temperature rather than hot-tub temperatures. Outdoor temperatures, wind, and other weather conditions may affect the pool’s ability to maintain heat.

At select properties, the spa shares equipment with the pool and must be placed into spa mode to reach a higher temperature.

Does my rental include a golf cart?

Accepted Answer

Select Destin Dreamers properties include a golf cart or Low-Speed Vehicle (LSV). If one is included with your stay, it will be noted in the property listing.

Can I rent one if it is not included?

Accepted Answer

Possibly.

 

Outside rentals are subject to Florida law, local ordinances, HOA guidelines, and property-specific restrictions. Some communities do not permit outside golf-cart rentals, so please contact us before reserving one.

 

When permitted, we recommend 98 Carts.

Question 18

Who can operate a golf cart?

Accepted Answer

Under Florida law, a person under 18 may operate a golf cart on an authorized public road only if they have a valid learner’s permit or driver’s license.

Drivers 18 or older must carry valid government-issued photo identification.

Local communities, HOAs, Destin Dreamers, and rental providers may establish additional or more restrictive requirements.

Where can golf carts be driven?

Accepted Answer

Golf carts may only be operated on roads specifically authorized for golf-cart use and must comply with all applicable traffic laws, parking rules, HOA guidelines, and rental-provider requirements.

 

Golf carts are not automatically permitted on all public roads.

Question 20

What is the difference between a golf cart and an LSV?

Accepted Answer

A standard golf cart is designed for speeds of 20 mph or less.

 

A Low-Speed Vehicle (LSV) may travel at speeds greater than 20 mph but no more than 25 mph and must be properly titled, registered, insured, and operated by a licensed driver.

 

Please note: Golf-cart and LSV regulations vary throughout Destin, Miramar Beach, and the communities along 30A. Always follow the instructions provided for your specific property and vehicle.

How much parking is available?

Accepted Answer

Parking capacity varies by property.

If your group will have multiple vehicles, please review the parking information provided on the property listing before booking.

Street parking is prohibited in many vacation-rental communities.

Can we bring a boat, trailer, or RV?

Accepted Answer

Many communities restrict boats, trailers, recreational vehicles, and oversized vehicles.

Beach equipment and seasonal beach service vary by property.

Standard bed linens and bath towels are provided. Beach towels are provided at our vacation homes but may not be available at condos.

Can we bring a canopy or tent?

Accepted Answer

Beach canopies and tents must comply with applicable local and community regulations.

 

The general size limit referenced in our guest information is 10′ x 10′.

What do the beach warning flags mean?

Accepted Answer

Florida beaches use a color-coded flag system to communicate current Gulf conditions:

 

 	Green: Low hazard
 	Yellow: Moderate surf and/or currents
 	Red: High surf and/or strong currents
 	Double Red: Water closed to the public
 	Purple: Marine pests present

 

Conditions can change quickly. Never enter the Gulf when the water is closed under a double-red flag.

Is the Gulf always clear? 🌊

No. Although Destin is famous for its beautiful emerald-green water, the Gulf is a natural environment.

Water clarity may be affected by weather, wind, waves, tides, rain, algae, and other natural conditions.

Water appearance cannot be guaranteed on any particular day.

What linens and starter supplies are included?

Standard bed linens and bath towels are provided.

We also provide a starter supply of everyday essentials, including:

Another popular option for guests visiting the Emerald Coast.

Drive times vary depending on traffic and your property’s location.

Do we need a rental car?

For most groups, having a vehicle is helpful because Destin, Miramar Beach, Sandestin, and the communities along 30A cover a large area.

Traffic can be heavier during summer, spring break, holidays, special events, and peak Saturday arrival and departure periods, so we recommend allowing extra travel time.

Are grocery stores and delivery services available?

Yes. The Destin area offers numerous grocery stores, pharmacies, convenience stores, and delivery services.

 

Please schedule grocery or other deliveries after the property has been released for check-in.

 

Guests should not park at the property, unload groceries or luggage, or arrange early deliveries before the home is ready unless prior approval has been received from Destin Dreamers.
