Navigating Real Estate In Destin, Fl

Intro: The reason I chose the image above, is to show a path; to symbolize a journey to peaceful and tranquil waters. That is what we all are hoping for right? Of course! And that journey to tranquility, in and along our amazing Emerald Coastline of Destin Florida, begins with our property search. This is a daunting task though and not for the reasons you would expect…or maybe you’re seasoned and you know exactly where I am going with this. Did you know that there are over 4,000 agents just along the Emerald Coast? I have heard it said that 95% of the market along our Emerald Coast is controlled by only 5% of its agents. Is that a good thing or a bad thing?

Story: The other day I took some great clients of mine to go and preview a $3,500,000 beach front property. The property was listed with one of our industries top producers along the Emerald Coast. Upon an initial inspection of the home, I found the property to be abysmal at best. Coming from a background in building, and carrying the nations highest license in residential construction, I know a poorly remodeled home when I see one. My clients too could see that things were not up to “par”. When asked at a later date by the listing agent how the showing went, I replied “quite honestly, have you actually been to the home? Surely you know the answer to that question?” I was completely taken back by the agents’ response when he/she replied “actually I have never been to the property but maybe I should run over there and take a look at the home. Can you do me a favor? Can you write up a list of your findings? Since I know your background, that would be very helpful for me to present those to the seller and try and get these items resolved?” I was more than happy to do so and sent a 2 page letter worth of findings of my 20 minute walk-through of the property.

Explanation: So why do I bring that story up? Well it is quite simple actually. That 5% of our top agents are so busy with listings and high volume buyers that they don’t even have the time to spend one on one with any of those buyers or sellers anymore. They are purely “running” them through their system without even being the agent they most likely use to be, which I am sure got them where they are today. This is an issue with our industry because as the buyer or the seller, you are entrusting your decisions and being influenced by the agent you have selected to have your best interests in mind. But is that actually happening anymore? When is the last time you had a great experience with real estate? Or better yet, when is the last time you met an agent that you honestly felt you could trust?

The Promise: I am not your typical agent. In fact, I would venture to say that there is probably not another agent like me out there because what I can sincerely promise to you is this…I will ALWAYS be honest with you! Regardless of the commission, the deal (or lack thereof) and how it could or could not benefit me, I will always be open and up front with you about what I would do in your situation, knowing your goals, and am excellent at navigating the entire process from start to finish. I also promise that this will be the best real estate experience that you have ever had.
